MONITORING

Asset Condition Surveys

Asset condition surveys are an ideal solution for assessing the impact of major infrastructure and construction projects on the wider built environment. They can help establish whether there has been any consequential damage to neighbouring buildings or structures during the work by carrying out pre- and post-construction surveys.

Our asset condition surveys are completed by our specialist in-house drone surveyors who will fly the path of the development before construction commences and produce a vast range of photographs outlining the condition of existing buildings and other features. These photos will be included in a detailed report which can then be referred to post construction should any concerns be raised that the new construction has led to structural issues such as cracking.

Asset condition surveys should be considered on major long term infrastructure projects which may take several years to complete and where there is a risk that claims may be made by building owners after the project concludes. The reports provide clear evidence that these problems were in place prior to the works commencing and can help avoid expensive and lengthy complaint or legal proceedings.

Some of the projects where our clients have utilised asset condition surveys include:

  • As part of our work for the RiverLinx CJV project in East London. Our drone pilots surveyed and photographed the condition of structures close to the development of the £1bn Silvertown Tunnel project prior to construction starting early in 2021. Click here to read the full case study.
  • Our drone team have been commissioned to complete asset condition surveys on two schools in Warwickshire. The primary purpose of using drones for this survey and report was due to the lack of access to some parts of the roofline.
  • Prior to the 2012 London Olympic Games we surveyed a site in Essex which was used as a venue for one of the events. The survey was commissioned to ensure the site was able to be returned to its original condition after the Games concluded.

Available across our network of UK offices, all our drone pilots are fully compliant with the Civil Aviation Authority regulations for Remotely Piloted Aircraft Systems. Our team can be available to attend sites nationally and at frequencies to meet your project specification and requirements.

Monitoring Services

Our monitoring surveyors record and measure the movement or deformation of a building or structure across a broad range of projects. From new build developments through to historic and heritage landmarks, a monitoring scheme can help identify any potential issues within a structure and allow a plan of remediation to be established before further problems develop.

Environmental monitoring involves the systematic observation and analysis of the impact caused by construction activities. This includes monitoring air quality, dust emissions, noise and vibration levels, and the effect caused on the local environment. These services support various project sectors from the build of new developments through to measuring the impact caused by existing buildings including commercial, retail, leisure and heritage.
